Haas-Lilienthal House is a historic 11,500 square foot San Francisco Victorian mansion constructed in 1886. This 4-story manor was designed by architect Peter R. Schmidt for William and Bertha Haas and has 15-bedrooms plus a beautiful ballroom. The experience lasts approximately 45-minutes.

What time do I need to arrive?

The Cellar of Cursed Spirits is open 30-min before your selected ticket time. Tickets are sold as Entry Times every 30-minutes. Tours launch every 7.5 minutes (i.e. 4 tours launch per 30-minute Entry Time). You must arrive at least 15-minutes before your scheduled Entry Time.

What if I am late to my Entry Time?

We will try our best to accommodate you into another available tour, however, we do not guarantee availability or that groups will be together. We expect this limited-run experience to sell out. No refunds or exchanges are given for missed tours. Show up early and do not be late!

How many people will be on a tour?

Each tour contains groups of up to approximately 22 guests.

Haas-Lilienthal House is located at 2007 Franklin St in San Francisco.

Is there parking?

Haas-Lilienthal House is located in a residential neighborhood, there is no parking at the venue. There is street parking either metered or with a 2-hour residential permit, which becomes free after 6pm on Sundays.

Is there a coat check?

There is no formal coat check. A public coat rack will be available if you'd like to leave your belongings, but please note that Boxcar Theatre is not responsible for any lost or stolen items. Large bags are not permitted on the tour.

Is this a traditional walk-through haunted house?

Yes and No. This is a fully theatrical, immersive haunted show. It contains storylines, visual effects, and disturbing characters. Groups will experience multiple rooms and will be cued when to move from one section to the next. There will also be times you are sitting, watching and participating!

Is there a minimum age requirement?

All guests under age 18 must be accompanied by an adult at all times. Due to adult themes and contact, we recommend a minimum viewing age of 13. Our "trigger warnings" are listed elsewhere on this FAQ.

How scary is it?

The experience delivers a balanced mix of suspense, jump scares, and eerie moments. It’s designed to thrill without being extreme or overly gory—making it perfectly suitable for families. This is not an extreme haunt.

Alcohol will be served to 21+ at our bar area; Non-alcholic beverages are also available. There is no food.

What if someone in my group is intoxicated or acting inappropriately?

The safety of our performers and guests are of the utmost importance. If anyone is believed to be too intoxicated, rude, abusive, belligerent, heckling, or demonstrating any other unacceptable behavior, they will be immediately escorted out of the tour without refund. Drink and behave responsibly!

What should I wear?

Wear comfortable clothes and shoes for walking and stairs. Costumes are welcome, but no face masks or anything bulky or easy to trip on. “Horrifying dinner party” looks or vintage styles (1880s–1950s) are encouraged!
